Mold inspection and remediation in Corpus Christi, TX

Why mold is common in Corpus Christi

Corpus Christi sits on the Gulf of Mexico at Corpus Christi Bay. NOAA's 1991–2020 normals show about 32 inches of precipitation a year, but September, the peak of hurricane season, is by far the wettest month at about 5.4 inches. Humid Gulf air and steady wind off the bay keep the air damp for much of the year.

Hurricanes are the main threat. Hurricane Harvey came ashore in August 2017 as a Category 4 storm near Rockport, across the bay, and Hurricane Hanna made landfall on Padre Island in July 2020. Wind damage to roofs, windows, and siding lets rain into attics and walls, and long power outages shut off the air conditioning that keeps indoor humidity down.

Salt air also wears on air conditioning equipment, and a failing coil or drain pan can leak into ceilings and closets. Most homes are slab-on-grade with air handlers in the attic, while older neighborhoods near the bay include pier-and-beam houses with crawl spaces. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

Texas mold licensing: what to check

After a hurricane, Coastal Bend homeowners may be approached by several cleanup companies at once. Before you sign with any of them, remember that Texas requires mold assessment consultants and remediation contractors to be licensed by the Texas Department of Licensing and Regulation, and work covering 25 contiguous square feet or more must be done by a licensed contractor. Check each name at tdlr.texas.gov.

Texas keeps the inspection and the cleanup independent: a license holder may not do both on one project. Since September 1, 2025, workers on either side must hold their own TDLR credentials. Expect a Consumer Mold Information Sheet before work starts, a written protocol, a post-remediation assessment with a passed clearance report, and a Certificate of Mold Damage Remediation within 10 days. Those papers also help with insurance and a future sale, because Texas sellers must give buyers copies of certificates from the past five years.

Will insurance cover it?

Coastal homes often carry three policies, and after a storm each pays for a different kind of water. Wind-driven rain through a torn roof or broken window falls under wind coverage, which for many Nueces County homes is a separate policy from the Texas Windstorm Insurance Association rather than part of the homeowners policy. Storm surge and rising water belong to a flood policy, and FEMA says a new federal flood policy usually waits 30 days, so buy it well before September, the peak of hurricane season.

Water that starts inside the house, such as an AC drain pan or a supply line that fails, goes to the homeowners policy. The Texas Department of Insurance says most policies cover sudden and accidental water damage and mold on items damaged that way, but not gradual leaks, and many cap or exclude mold remediation. Photograph damage before cleanup, notify every insurer that might be involved, and keep the remediation certificate afterward. Our guide on insurance and mold explains more.

Corpus Christi mold FAQ

What does mold remediation cost in Corpus Christi?
Local figures were not published. Statewide guides put remediation at about $10 to $25 per square foot, national homeowner data puts most jobs at about $1,150 to $3,400, and extensive growth can reach about $20,000. Inspections reported in Dallas, Houston, and Austin run $300 to $1,075. More in our remediation cost guide.
After a hurricane, which insurer handles mold in my Corpus Christi home?
Trace the water first. Rain blown in through storm damage is a wind claim, often filed with a separate windstorm policy in Nueces County; rising water or surge is a flood claim; a burst pipe inside goes to the homeowners policy. Photograph all damage, report to each insurer, and start drying within 24 to 48 hours. See does insurance cover mold.
The power is out for days after a storm. How do I limit mold?
Get wet materials out. Without air conditioning, indoor humidity climbs fast near the bay, and soaked drywall, carpet, and insulation can start growing mold within a day or two. Remove soaked items, open windows when the outdoor air is drier, and if you use a generator for a dehumidifier, run the generator outdoors only. Our DIY vs professional guide helps decide what to tackle yourself.
Can salt air lead to mold in my AC system?
Indirectly. Salt air wears on air conditioning equipment, and a corroded coil or cracked drain pan can leak into ceilings and closets. Have the system checked and the condensate line cleared each spring. Our HVAC mold guide lists warning signs.
