Why mold is common in Pearland
Pearland spans parts of Brazoria, Harris, and Fort Bend counties south of Houston. NOAA's 1991–2020 normals for Houston, the nearest station, show about 56 inches of precipitation a year, with June, September, and October the wettest months, and Gulf humidity keeps wet materials from drying for much of the year.
Clear Creek runs along the city's northern side, and it sets Pearland's flood risk. During Hurricane Harvey in 2017, rain pushed the creek to 500-year flood levels at Highway 288 and on downstream through Friendswood and League City. More than 1,000 homes and 30 businesses flooded in Pearland, according to city officials, and 205 residents were rescued from their homes by boat. In 2020, Tropical Storm Beta sent Clear Creek over its banks again, and some of the same homes took on water.
Most Pearland homes are slab-on-grade, many in newer communities such as Shadow Creek Ranch and Silverlake, with air handlers and ducts in the attic. Condensation on ducts, overflowing drain pans, slow leaks under slabs on shifting clay soil, and pipes that burst in freezes like the February 2021 winter storm are common sources of hidden moisture. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

Mold services in Pearland
What mold work costs in Brazoria County
| Service | Typical range |
|---|---|
| Mold inspection, Houston area | $300–$600 |
| Lab analysis, per air or surface sample | $50–$150 |
| Remediation, priced per square foot | $10–$25 per sq ft |
| Typical Houston remediation job | $1,500–$5,000 |
| Bathroom mold removal | $500–$2,000 |
| Whole-house remediation | $10,000+ |
The ranges come from Houston contractor guides published in 2026 and a 2025 Houston per-square-foot guide, and Pearland bids generally follow that market. Homes that flooded from Clear Creek carry extra line items, such as flood cuts, antimicrobial treatment of framing, and days of dehumidifier rental, so compare total project prices rather than the per-foot rate alone. Our remediation cost guide shows typical line items.
Texas mold licensing: what to check
Pearland's newer subdivisions and its older homes near the original town site share one rule: mold covering 25 contiguous square feet or more has to be removed by a contractor licensed by the Texas Department of Licensing and Regulation. A separately licensed consultant sets the scope in a written protocol and returns at the end for the post-remediation assessment. Texas bars any license holder from doing both on the same project.
Ask each firm for its TDLR number and check it at tdlr.texas.gov, and confirm the workers are licensed or registered too, as required since September 1, 2025. You should receive the Consumer Mold Information Sheet before work begins. Within 10 days of a passed clearance, the contractor owes you a Certificate of Mold Damage Remediation; keep it, because a buyer is entitled to certificates from the past five years.
Will insurance cover it?
Pearland straddles a coverage line. The Brazoria County part of the city lies inside the Texas Windstorm Insurance Association's coverage area, where many homeowners policies leave out wind and hail and a separate TWIA policy fills the gap; the Harris and Fort Bend County parts do not. Find out which applies to your address before storm season.
Neither wind nor homeowners coverage pays for rising water. When Clear Creek came over its banks in Harvey and again in Tropical Storm Beta, the damage was flood, and only flood insurance covered it, with FEMA's standard 30-day wait on a new NFIP policy. For water that starts inside the house, the Texas Department of Insurance says most policies cover sudden leaks and the mold they cause, not slow seepage. See does insurance cover mold.
