Mold inspection and remediation in League City, TX

Why mold is common in League City

League City sits between Houston and Galveston Bay and crossed 100,000 residents in 2016, according to the Census Bureau. NOAA's 1991–2020 normals for Galveston, the station in the same county, show about 47 inches of precipitation a year, with September the wettest month at close to 7 inches, at the height of hurricane season.

Clear Creek forms much of the city's northern edge. During Hurricane Harvey in 2017, it reached 500-year flood levels from Highway 288 in Pearland, all through Friendswood, and into League City. More than 2,400 homes flooded in neighboring Friendswood alone. Congress funded a federal flood-reduction project along Clear Creek in 2018, which the U.S. Army Corps of Engineers is designing.

Near the bay, tropical storms bring wind-driven rain that finds its way past roof flashing, windows, and siding, and humid air keeps drying slow. Most homes are slab-on-grade with air handlers in the attic, where condensation and overflowing drain pans are common sources of hidden moisture. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

Texas mold licensing: what to check

When a storm hits the bay, many homes need help at once, and that is when a license check matters most. Texas requires a mold remediation contractor licensed by TDLR for any removal of 25 contiguous square feet or more, and a separately licensed mold assessment consultant writes the protocol; one license holder cannot do both on the same house.

Since September 1, 2025, the workers themselves need TDLR licenses or registrations. Search names at tdlr.texas.gov, ask for the Consumer Mold Information Sheet, and expect a Certificate of Mold Damage Remediation within 10 days of the passed clearance. File it with your windstorm and flood paperwork: an insurer may not use mold damage that a certificate shows was corrected when making underwriting decisions.

Will insurance cover it?

A Galveston County homeowner may need three policies, and mold after a storm can touch all of them. League City is inside the Texas Windstorm Insurance Association's coverage area, where many homeowners policies exclude wind and hail and a TWIA policy covers them instead. Flood water, whether from Clear Creek or a surge off the bay, is excluded by both and needs a flood policy, which FEMA says usually takes 30 days to start.

That leaves the homeowners policy for water that begins inside. The Texas Department of Insurance says most cover sudden, accidental leaks and the resulting mold on damaged items, but not gradual seepage. After a hurricane, photograph the roof, windows, and every wet room before cleanup, and report to each insurer as soon as you can. See does insurance cover mold.

League City mold FAQ

What does mold removal cost in League City?
Houston-area guides from 2026, which we use for League City, show $10 to $25 per square foot and most homes at $1,500 to $5,000; a bathroom runs about $500 to $2,000 and whole-house work more than $10,000. The licensed inspection is extra, about $300 to $600. See the full breakdown.
After a hurricane, which League City policy pays for mold?
Follow the water. Wind-driven rain through a damaged roof or window is a wind claim, often under a TWIA policy in Galveston County. Water rising from Clear Creek or the bay is a flood claim. A pipe that bursts inside is a homeowners claim. Report to each insurer and photograph everything. Insurance and mold explains more.
What should I check after wind-driven rain in League City?
Look at ceilings below roof valleys, window corners, and the bottom of exterior walls, where rain pushed past flashing can soak insulation without showing on the paint. A moisture meter finds it; dry or remove wet materials within 24 to 48 hours. See mold behind drywall.
I am buying a League City home that flooded in Harvey. What should I ask for?
Ask for repair invoices, flood claim records, and any Certificates of Mold Damage Remediation. Texas only requires sellers to hand over certificates from the past five years, so 2017 repairs may not come with one. A separate mold assessment of the lower walls and HVAC fills the gap. See mold and home inspections.
Do you take calls from Friendswood, Kemah, and Texas City?
Yes. League City, Friendswood, Dickinson, Kemah, Texas City, La Marque, and Hitchcock homeowners can all call and be connected with an independent licensed company working in Galveston County.
