Why mold is common in Cypress
Cypress is an unincorporated area in northwest Harris County, crossed by Cypress Creek and Little Cypress Creek, with the Addicks Reservoir watershed to the south. NOAA's 1991–2020 normals for Houston show about 56 inches of precipitation a year, and Gulf humidity keeps drying slow for much of the year.
Floods here have repeatedly beaten expectations. Little Cypress Creek at Kluge Road overflowed after about 14 inches of rain in July 2012, rose higher in the Tax Day flood of April 2016, when many of the 250 homes in nearby Stable Gate took on water, and then passed 500-year levels during Hurricane Harvey in 2017. In the Tax Day storm, the upper Cypress Creek, Addicks, and Barker watersheds received 13 to 17 inches of rain in 12 hours. Cy-Fair neighborhoods along Cypress Creek hit hard include Norchester, Ravensway, Enchanted Valley, and Lakewood Forest.
Much of Cypress is newer construction, in master-planned communities such as Bridgeland and Towne Lake. Tightly built slab homes with air handlers in the attic can trap humid air, and condensation on ducts, clogged condensate lines, and slow plumbing leaks are common sources of hidden moisture. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

Cypress pricing follows the Houston market: the table uses 2026 Houston contractor guides and a 2025 Houston guide for square-foot rates. A contained leak in one room stays a small job even in a large house, while flood damage along the creeks adds demolition and drying. Texas mold licensing: what to check
Builder warranty work, a flooded first floor, or a moldy closet: if the growth covers 25 contiguous square feet or more, Texas requires a remediation contractor licensed by TDLR. The protocol comes from a separately licensed assessment consultant, and state rules keep one license holder from both assessing and removing on the same job.
Since September 1, 2025, the people on the crew need their own TDLR license or registration as well. Look up company and individual names at tdlr.texas.gov. Before work starts you should get the Consumer Mold Information Sheet; after it passes clearance, the contractor has 10 days to give you a Certificate of Mold Damage Remediation. If your home is still under a builder warranty, notify the builder in writing before cutting into anything.
Will insurance cover it?
Cypress has no city government, but flood risk follows the creeks, not the boundaries. Water from Cypress Creek or Little Cypress Creek in the 2016 Tax Day flood or in Harvey is a flood loss, and homeowners policies do not cover it; a flood policy does, after the usual 30-day wait FEMA sets for a new NFIP policy. Across Harris County, about two-thirds of the homes that flooded in Harvey were outside the 100-year floodplain, according to the county flood control district, so being out of the mapped zone is no reason to skip coverage.
For leaks inside the house, the Texas Department of Insurance says most homeowners policies cover sudden, accidental water damage and the mold on items it ruins; gradual leaks usually are not covered, and many policies cap mold. In a newer Cypress home, a slow condensate overflow in the attic is a typical example of the gradual kind. See does insurance cover mold.
