Why mold is common in Tallahassee
Tallahassee's rain often arrives in bursts. On April 10 and 11, 2024, the airport measured 7.11 inches in 24 hours, including a record 4.89 inches on the 11th, according to the National Weather Service. Downpours like that overwhelm gutters and grading and push water against foundations and under doors.
The city sits on rolling hills under a heavy oak canopy, unusual for Florida. Shade keeps roofs and siding damp longer, and leaves and moss clog gutters, so roof edges, fascia, and window frames are common entry points for water. Storms add to the risk: in 2024, Hurricane Helene came ashore in the Big Bend southeast of the city and brought damaging wind across the region.
Many homes in neighborhoods such as Myers Park, Betton Hills, and Waverly Hills date from the mid-20th century, and some sit over crawl spaces. With two large universities in town, rental homes are common, and slow leaks in older rentals are a frequent source of mold.

Florida mold licensing: what to check
Leon County had 27 licensed mold assessors and remediators in the DBPR registry. Look up the company and the individual license at myfloridalicense.com, and ask for the certificate showing $1 million in liability coverage; Florida requires both for most jobs larger than about 10 square feet.
If you own a rental house near FSU or FAMU, a licensed assessor's written report gives you a record of the condition and the fix. Florida generally does not let the assessing company remediate the home within 12 months.
Will insurance cover it?
Under Tallahassee's tree canopy, a limb through the roof is a real storm risk. If a storm drops a tree or branch on the house and rain gets in, homeowners insurance may cover the water damage and the resulting mold, up to the policy's mold limit, commonly $10,000. Roof leaks that developed slowly under clogged gutters and moss are typically treated as maintenance.
Water that runs downhill into the house or rises from a flooded street during a downpour, like the one in April 2024, is flood damage and requires a flood policy. Report a new claim to your insurer within 1 year of the date of loss. See does insurance cover mold.
