Why mold is common in Pensacola
Pensacola is one of the wettest cities in Florida, and its rain can come all at once. On April 29, 2014, the city recorded 15.55 inches of rain in a single day, the highest daily total on record, and April 2014 became the wettest month in Pensacola's records at 29.53 inches, according to the National Weather Service. Flooding like that reaches homes that are nowhere near a flood zone.
Hurricanes add to the risk. Hurricane Ivan devastated the Pensacola area in 2004, and Hurricane Sally stalled offshore in September 2020, dropping torrential rain before landfall near Gulf Shores, Alabama. Roof damage, wind-driven rain, and flooding from storms like these are common starting points for mold.
Pensacola has some of the oldest housing in Florida, with historic homes in neighborhoods such as North Hill and East Hill, many of them raised wood-frame houses with crawl spaces where moisture can collect under the floor.

Florida mold licensing: what to check
Escambia County had 24 licensed mold assessors and remediators in the Florida DBPR registry. Check a company's license at myfloridalicense.com before work starts; Florida requires a mold license for most jobs over about 10 square feet and $1 million in liability coverage. A contractor based across the line in Alabama also needs a Florida license to do this work here.
For a raised historic home in North Hill or East Hill, ask whether the assessment includes the crawl space. The assessor generally cannot do the remediation within 12 months, so the cleanup will come from a second company.
Will insurance cover it?
In Pensacola the source of the water decides the claim. Rain pouring through a roof or window damaged by a hurricane may be covered by homeowners insurance, with mold paid up to the policy's mold limit, often $10,000. Water rising from Pensacola Bay, a bayou, or a flooded street is flood damage, which only a flood policy covers.
That distinction mattered in April 2014, when record rain sent water into homes across the city. Mold from long-term leaks or humidity is usually excluded either way. Florida requires notice of a new claim within 1 year of the date of loss. See our guide to insurance and mold.
