Why mold is common in Clearwater
St. Pete–Clearwater International Airport averages about 53.6 inches of rain a year, and more than 60% of it falls from June through September; July alone averages nearly 10 inches. Clearwater sits between Old Tampa Bay and the Gulf, so humid air rarely has a chance to dry out in summer.
Much of the city is low and close to the water. Clearwater Beach and Sand Key sit on barrier islands, and in September 2024 Hurricane Helene passed offshore and pushed record storm surge across Pinellas County's beach communities. Two weeks later, Hurricane Milton brought torrential rain to the county. Homes that took on water, even briefly, can hide mold inside walls and under flooring.
Away from the beaches, many neighborhoods were built in the postwar decades, with concrete block homes, older roofs, and aging plumbing that are common sources of slow leaks. Condos along the Intracoastal add shared walls and AC chases where water travels between units.

Mold services in Clearwater
What mold work costs in Pinellas County
| Service | Typical range |
|---|---|
| Mold inspection with testing, Tampa Bay area | $225–$646 |
| Small, isolated mold cleanup | From about $500 |
| Typical residential remediation, Florida | $1,500–$6,000 |
| Large or hidden growth | $10,000+ |
We use homeowner-reported inspection prices from the Brandon area, $225 to $646, because Clearwater is part of the same Tampa Bay market. Remediation ranges come from 2025–2026 Florida contractor price guides. Expect higher totals for surge-damaged homes on Clearwater Beach and Island Estates, and for condo work that needs association approval and protection of common areas. More detail is in our remediation cost guide.
Florida mold licensing: what to check
A Clearwater condo board, or a homeowner hiring for anything larger than about 10 square feet of mold, should see a Florida DBPR license for both the assessor and the remediator. Pinellas County has 179 of them in the state registry, and myfloridalicense.com shows whether a license is active.
Condo associations often require a certificate of insurance before contractors enter the building; the remediator's should show the $1 million in liability coverage Florida requires. One more rule shapes the job: whoever assesses the unit generally cannot remediate it for 12 months, so the report and the work come from different firms.
Will insurance cover it?
Clearwater has an unusual mix of insured property: mid-rise and high-rise condos on the beach and Sand Key, and single-family homes inland. In a condo, the association's master policy usually covers the building structure while your unit-owner policy covers interior finishes and contents, so a leak that travels between units can involve two or three insurers. Read both policies before you call either company.
For single-family homes the usual Florida split applies: surge and rising water are flood and need a flood policy, while sudden water from a broken pipe or a storm-damaged roof may be covered by homeowners insurance up to a mold sublimit, commonly $10,000. Report a new claim within 1 year of the loss date. Our guide to insurance and mold has more.
