Why mold is common in Brandon
The Tampa station, the nearest NOAA normal for Brandon, averages about 49.6 inches of rain a year, and the summer thunderstorm season delivers most of it. Brandon is far enough inland to avoid storm surge, but not heavy rain.
Hurricane Milton proved that in October 2024. The Alafia River, which runs south of Brandon past Riverview, Valrico and Lithia, rose to major flood stage and forced residents of riverside neighborhoods out by boat and kayak; Hillsborough County reported more than 700 water rescues. Homes that took on water from the river or from overwhelmed drainage can hold moisture in walls and floors long after repairs.
Most of Brandon's homes were built after 1980; only about 23% are older. Original roofs, water heaters and AC systems in 1980s and 1990s subdivisions are now at the age when they commonly fail, and slow leaks from them are frequent starting points for mold.

Mold services in Brandon
What mold work costs in Hillsborough County
| Service | Typical range |
|---|---|
| Mold inspection with testing, Tampa Bay area | $225–$646 |
| Small, isolated mold cleanup | From about $500 |
| Typical residential remediation, Florida | $1,500–$6,000 |
| Large or hidden growth | $10,000+ |
The inspection figures here, $225 to $646, are homeowner-reported prices from the Brandon area itself. Remediation ranges come from Florida contractor price guides published in 2025–2026. AC-related jobs that include duct cleaning or air handler work, and flood jobs that need slab-edge drying, tend to land higher. Our mold remediation cost guide explains why.
Florida mold licensing: what to check
Hillsborough County has 252 mold assessors and remediators in the Florida DBPR registry, more than any other Tampa Bay county. Any of them can be checked at myfloridalicense.com, and you should check, because a state license is required for mold work over about 10 square feet.
Ask the remediator for its certificate of the $1 million liability coverage Florida requires. Also expect the assessment and the cleanup to come from different companies, since state law generally bars the assessor from remediating your Brandon home for 12 months.
Will insurance cover it?
Brandon sits outside the surge zones, so flood coverage often gets overlooked. Milton showed why that is a mistake: river and rain flooding near the Alafia is excluded from homeowners policies and covered only by flood insurance, and a new NFIP policy usually starts after a 30-day waiting period.
Inside the house, the line is between sudden and gradual. A water heater that bursts or a supply line that splits may be covered, with mold paid up to the policy's sublimit, often $10,000; a condensate pan that has overflowed for a season usually is not. Florida requires notice of a new claim within 1 year of the date of loss. More in our guide to mold and insurance.
