Why mold is common in Tampa
Tampa International Airport averages about 49.5 inches of rain a year, and about 60% of it arrives from June through September; August alone averages about 9 inches. The rest of the year is comparatively dry, which can hide slow leaks until summer humidity returns.
2024 showed both of Tampa's water risks. Hurricane Helene passed offshore in late September and pushed record storm surge into low-lying neighborhoods around the bay. Thirteen days later, Hurricane Milton came ashore at Siesta Key and dropped about a foot of rain on Tampa, flooding homes outside evacuation zones. It became the wettest year on record for the Tampa Bay area.
Tampa's housing is older than in many Florida cities. About 44% of homes were built before 1980, and about one in twelve predates 1940, many in historic neighborhoods such as Hyde Park, Seminole Heights, and Ybor City. Older roofs, windows, and plumbing in homes of that age are common entry points for moisture.

Florida mold licensing: what to check
In Florida, mold assessors and mold remediators need a DBPR license for jobs over about 10 square feet. Before anyone works on your Tampa home, check the license number at myfloridalicense.com and ask for proof of the $1 million liability coverage the law requires.
The company that assesses your home generally may not remediate it within the next 12 months, so the report and the removal usually come from different companies.
Will insurance cover it?
Storm surge and rising rainwater are flood, which a standard homeowners policy does not cover; they fall under a flood policy. Water that enters through storm damage to the roof or windows may be covered by homeowners insurance, with mold paid up to your policy's mold limit, often $10,000.
Florida law requires notice of a new claim within 1 year after the date of loss, and for a hurricane the date of loss is the landfall date. Document damage with photos before cleanup. Our guide on insurance and mold explains the details.
