Why mold is common in The Villages
The Villages sits inland in Central Florida, spread across Sumter, Lake, and Marion counties. Summers are hot and humid, with near-daily afternoon storms from June through September, so a slow leak or an AC problem can turn into mold within a day or two.
Many homeowners here are seasonal residents who spend the summer up north. A home closed up through the humid months with the AC off or set high can grow mold on walls, in closets, and on furniture before the owner returns. Keeping the AC running with humidity control and arranging regular checks prevents most of these problems.
Most homes are single-story houses and villas on slabs, many built from the 1990s onward. Water heaters, supply lines under sinks, ice maker lines, and AC condensate drains are the most common leak sources, and a failure while the owner is away can go unnoticed for weeks.

No local survey of inspection prices exists for Sumter County, so the inspection row uses homeowner-reported figures from the Orlando area to the southeast. Remediation ranges are drawn from price guides that Florida contractors published in 2025–2026. A villa or patio home with growth confined to one closet or bathroom usually lands near the low end. Our mold remediation cost guide breaks down what drives the price.
Florida mold licensing: what to check
Only 10 licensed mold assessors and remediators were listed for Sumter County in the Florida DBPR registry, so many jobs in The Villages go to companies based in Lake or Marion counties. That is fine as long as the firm holds a Florida mold assessor or mold remediator license; search the name at myfloridalicense.com.
Ask for the certificate showing $1 million in general liability coverage, which state law requires. If one firm offers to both test and clean, remember that an assessor generally cannot remediate a home it assessed during the prior 12 months.
Will insurance cover it?
For snowbirds the claim usually turns on what happened while the house sat empty. A supply line that bursts during the summer is a sudden leak, and homeowners insurance may pay for the mold that follows, up to the policy's mold cap (often $10,000). Mold that grew because the AC was switched off for months is generally treated as a humidity and upkeep problem and is rarely covered.
Report the damage as soon as you find it. Florida gives you 1 year from the date of loss to notify your insurer of a new claim, and 18 months for a supplemental one. Rain water that rises into the house from outside is a flood-policy matter. More in our guide to whether insurance covers mold.
