Why mold is common in Oviedo
Oviedo sits just northeast of Orlando, near the University of Central Florida, with Central Florida's long, humid summer and near-daily afternoon storms from June through September. Humid air and warm nights mean any damp spot can grow mold within a day or two.
The city borders the Econlockhatchee River and its wetlands, and heavy rain can raise creeks, ponds, and retention areas quickly. In 2022, Hurricane Ian's rain pushed rivers and lakes across Seminole County to flood levels. After any leak or flooding, dry wet materials within 24 to 48 hours.
Most of Oviedo's homes were built from the 1980s onward in subdivisions such as Alafaya Woods and Twin Rivers. Original roofs, water heaters, and AC systems from that era are common leak sources, and some homes from the late 1980s and early 1990s were plumbed with polybutylene pipe, which is prone to failure.

Mold services in Oviedo
What mold work costs in Seminole County
| Service | Typical range |
|---|---|
| Mold inspection with testing, Orlando area | $125–$900 |
| Small, isolated mold cleanup | From about $500 |
| Typical residential remediation, Florida | $1,500–$6,000 |
| Large or hidden growth | $10,000+ |
Inspection prices come from homeowner reports in the Orlando area, with an average of about $392. For remediation we used Florida contractor price guides from 2025–2026. If mold is behind a wall because of a pipe leak, the plumbing repair and drywall replacement are often billed separately from the mold work. See our mold remediation cost guide.
Florida mold licensing: what to check
Seminole County had 90 licensed mold assessors and remediators in the Florida DBPR registry, which makes it easy to compare a few. Whoever you call, verify the license at myfloridalicense.com and ask for the $1 million liability certificate; Florida requires both for most mold jobs above about 10 square feet.
Florida's 12-month rule keeps an assessor from remediating a home it assessed, so the company writing your report has no stake in how large the cleanup turns out to be.
Will insurance cover it?
For an Oviedo house built in the 1980s or 1990s, the insurance question often comes down to how a pipe failed. A pipe that bursts suddenly is usually covered, and the mold that follows may be paid up to the policy's mold limit, often $10,000. A pinhole leak that dripped inside a wall for months is a different story, because many policies exclude continuous or repeated seepage.
When the Econlockhatchee River or a retention pond rises into a home, that is flood water and needs a flood policy. Florida requires notice of a new claim within 1 year of the date of loss. Our guide does insurance cover mold explains typical exclusions.
