Why mold is common in St. Cloud
St. Cloud spreads along the south shore of East Lake Tohopekaliga, and after Hurricane Ian the lake itself became the problem. In early October 2022, as water drained south from counties to the north, East Lake Toho rose into neighborhoods such as Blackberry Creek, Edgewater, and Savannah Park, and the city issued voluntary evacuations covering more than 3,400 residents. Flooding that arrives slowly, a week after a storm, can keep walls and floors soaked for days before it drains.
The rest of the year the risk is ordinary Central Florida humidity: warm nights, summer downpours, and AC systems that run hard for most of the year.
Housing here falls into two groups. Streets near the original downtown, laid out in the early 1900s, have older homes with aging roofs and plumbing. Newer subdivisions toward Harmony and Narcoossee are built tight and depend on a correctly sized AC system to keep indoor humidity down.

Mold services in St. Cloud
What mold work costs in Osceola County
| Service | Typical range |
|---|---|
| Mold inspection with testing, Orlando area | $125–$900 |
| Small, isolated mold cleanup | From about $500 |
| Typical residential remediation, Florida | $1,500–$6,000 |

St. Cloud shares the Orlando-area inspection data, which comes from homeowner-reported prices and averages about $392. Remediation ranges are taken from Florida contractor pricing guides dated 2025–2026. When lake flooding soaked flooring and the lower part of the walls through a whole house, expect the job to land near the top of the range or beyond it. More detail is in our mold remediation cost guide.
Florida mold licensing: what to check
A Florida mold assessor or mold remediator license is required for most work over about 10 square feet. In Osceola County, 64 license holders appear in the DBPR registry; check any St. Cloud contractor at myfloridalicense.com and request a copy of the $1 million liability certificate.
In newer communities with an HOA, the association may want contractor paperwork before work begins, so ask early. Keep in mind that the assessor who inspects the home generally may not do the remediation there within 12 months.
Will insurance cover it?
Lake water that rose into St. Cloud homes after Ian is flood damage, which only a flood policy pays for; homeowners insurance does not. If you are adding flood coverage now, plan ahead, since an NFIP policy normally has a 30-day waiting period before it takes effect.
Homeowners insurance comes into play for sudden events, like a burst pipe or rain entering through wind damage, and mold from those events may be paid up to the policy's mold limit, commonly $10,000. Notify the insurer within 1 year of the date of loss. Our insurance and mold guide covers the exclusions to watch for.
