Why mold is common in Melbourne
Melbourne sits on the Indian River Lagoon on Florida's Space Coast, where the rainy season runs from late spring through October and afternoon storms arrive almost daily in summer. Humid air off the lagoon and the Atlantic keeps materials damp, so any leak or AC problem can turn into mold within a day or two.
Tropical systems add to the risk. Storms crossing the peninsula from the Gulf often exit near the Space Coast with heavy rain, and wind-driven rain gets past older windows, doors, and roof edges. After any leak or flooding, dry wet materials within 24 to 48 hours.
Melbourne's housing ranges from older homes near downtown and Eau Gallie to newer subdivisions in the west, plus condos on the barrier island. Older roofs and plumbing, shared condo walls, and AC condensate problems are the usual starting points for mold.

The inspection and remediation cost guides have more.
Florida mold licensing: what to check
Brevard County has 94 licensed mold assessors and remediators on Florida's DBPR registry. For a Melbourne job larger than about 10 square feet, the company needs that state license and $1 million in liability insurance, and the license number should match the business name you see on myfloridalicense.com.
An assessor who inspected your home generally may not come back to remediate it within 12 months, so plan on two companies. Keep the assessor's protocol; a clearance check against it at the end shows whether the remediation met the plan.
Will insurance cover it?
Brevard learned the difference between wind and flood claims in August 2008, when Tropical Storm Fay stalled over the county and the National Weather Service measured 27.65 inches of rain in north Melbourne. Water that rose through yards and into homes during storms like that is a flood loss, so it needs an NFIP or private flood policy, and a new NFIP policy usually takes 30 days to begin.
Rain that came in through storm damage to the roof, or a sudden plumbing failure, falls on the homeowners side, where mold coverage is commonly capped at $10,000. Condo owners on the barrier island should notify both the association and their HO-6 insurer. File notice within one year of the date of loss. More in our mold insurance guide.
