Why mold is common in Lewisville
NOAA keeps a station at Lewisville Dam, and its 1991–2020 normals average about 36.5 inches a year, with May the wettest month and October close behind.
Lewisville Lake shapes the city's flood risk. Its normal level is 522 feet, and the spillway sits at 532 feet. After the heavy spring rains of 2015, the lake rose to a record of about 537 feet and water poured over the spillway. Normally dry land around the lake flooded, the city delivered sandbags to residents near the shoreline, and streets below the dam flooded, though the U.S. Army Corps of Engineers says water did not enter buildings there. Homes near the lake and its creeks can take water into garages, crawl spaces, and ground floors in years like that.
Lewisville's housing ranges from older homes near Old Town to apartments and newer communities such as Castle Hills. Only about 14% of the city's homes date from before 1980, by Census figures, so most problems here are in newer construction: AC drain pans in the attic that overflow, ice-maker and washer lines that split, and roof leaks after hail. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

Mold services in Lewisville
What mold work costs in Denton County
| Service | Typical range |
|---|---|
| Inspection, Dallas area | $300–$1,075 |
| Clearance test | $150–$500 |
| Removal, priced per sq ft | $10–$25 per sq ft |
| Most North Texas jobs | $1,500–$6,000 |
| Complete attic or HVAC | $10,000+ |
The $300 to $1,075 inspection range reflects homeowner-reported costs in the Dallas area, which includes Lewisville. Removal and job totals come from North Texas contractor price guides published in 2025–2026, and the clearance range from a 2026 Dallas cost guide. A garage or ground floor that took on lake or creek water costs more than a single leak because drying and rebuild are added. Under Texas rules, the assessment, the removal, and the clearance check are handled separately. More in the remediation cost guide.
Texas mold licensing: what to check
Any mold company you hire in Lewisville needs a Texas Department of Licensing and Regulation license for its role. Assessment consultants inspect and write the protocol; remediation contractors do the removal, and Texas requires one for growth covering 25 contiguous square feet or more. A single license holder may not assess and remediate the same project. Since September 1, 2025, individual workers must also be licensed or registered with TDLR.
Search the license at tdlr.texas.gov, and ask for proof of the $1 million in general liability insurance the state requires of licensees. The company should hand you the state's mold information sheet before starting and send the remediation certificate within 10 days of clearance.
Will insurance cover it?
In 2015, Lewisville Lake rose to a record level and flooded normally dry land around the shoreline. Water from a lake, creek, or street is flood damage, and standard homeowners policies exclude it. You need a separate flood policy, and because a new NFIP policy usually begins only after a 30-day wait, buy it before spring storms. Homes near the shoreline and creeks are the ones to check on the FEMA flood map.
Leaks that start inside are a different claim. A broken washer hose is the classic covered case in the state insurance department's guidance, mold on what it soaked included; gradual leaks are generally excluded, and mold payments are often capped.
