Why mold is common in Carrollton
Carrollton spans parts of Dallas, Denton, and Collin counties, and the Elm Fork of the Trinity River runs along its west side below Lewisville Lake. In 2015, when heavy rains pushed the lake to a record level and water flowed over the spillway, the U.S. Army Corps of Engineers briefed officials from Carrollton and other downstream cities on the dam's condition.
Carrollton has its own NOAA station, and its 1991–2020 normals come to about 40 inches a year. May and October are the wet months at close to 5 inches each, while August gets under 2. That pattern means long dry spells broken by heavy storms, which is hard on both foundations and roofs.
About a quarter of Carrollton's homes were built before 1980, by Census figures; most went up in the subdivisions of the 1980s and 1990s, on slabs poured over expansive clay. As those houses age, the original water heaters, supply lines, and roof coverings are what fail, and shifting soil can crack plumbing under the slab where a leak stays hidden. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

Mold services in Carrollton
What mold work costs in Dallas County
| Service | Typical range |
|---|---|
| Inspection, Dallas-area homeowner reports | $300–$1,075 |
| Clearance test after the work | $150–$500 |
| Removal by the square foot | $10–$25 per sq ft |
| Usual North Texas job | $1,500–$6,000 |
| Whole attic or AC system | $10,000+ |
Carrollton has no cost survey of its own, so the inspection range, about $300 to $1,075, comes from Dallas-area homeowner reports. Job and per-square-foot pricing comes from North Texas contractor price guides dated 2025–2026, and the clearance range from a 2026 Dallas cost guide. Attic jobs after a hailstorm usually include replacing wet insulation once the roof is fixed. Because Texas separates the two roles, you will contract with an assessor and a remediator, then pay for clearance. Read the remediation cost guide.
Texas mold licensing: what to check
Carrollton spans Dallas, Denton, and Collin counties, but one state agency, TDLR, licenses everyone doing mold work here. A licensed assessment consultant handles the inspection, sampling, and protocol; a licensed remediation contractor must handle removal once the affected area reaches 25 contiguous square feet. The two roles cannot belong to the same license holder on a single project, and from September 1, 2025, each worker must have a TDLR license or registration.
Look up both firms on the TDLR site. The state's consumer mold information sheet should reach you before work starts, and the remediation certificate within 10 days of passing clearance. Townhome owners should also find out what the association handles before work starts.
Will insurance cover it?
If hail damages your Carrollton roof and rain follows, report the roof and the interior water damage on one claim, with photos taken before anything is repaired. For leaks inside the house, the state insurance department's guidance is that a sudden event like a burst pipe is generally covered, along with mold on what it soaked, but a slow leak is not.
Many Texas policies cap or exclude mold remediation, so read your policy's mold section. Homes near the Elm Fork of the Trinity River should consider flood insurance, since homeowners coverage does not include rising water. Keep your remediation certificate; once it shows the cause was corrected, the insurer may not use the earlier mold in underwriting. See insurance and mold.
