Why mold is common in Grand Prairie
Grand Prairie stretches across Dallas, Tarrant, and Ellis counties between Dallas and Arlington, with Joe Pool Lake and Mountain Creek Lake along its southern side. The NOAA station at Joe Pool Lake, on the city's south side, averages about 41 inches a year in its 1991–2020 normals, with October and May bringing nearly 5 inches each.
Creeks carry much of that water through the city. Johnson Creek runs through Arlington and Grand Prairie on its way to the Trinity River, and federal flood studies of the creek in both cities go back decades. Homes on low ground near Johnson Creek, Fish Creek, and the lakes are the ones to check against the FEMA flood map.
About 31% of Grand Prairie's homes were built before 1980, according to the Census Bureau, many of them slab ranch houses in the older neighborhoods. Clay soil that swells and shrinks around those slabs can crack drain and supply lines, and a hail-damaged roof lets the next storm soak the attic. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

Mold services in Grand Prairie
What mold work costs in Dallas County
| Service | Typical range |
|---|---|
| Inspection (Dallas-area data) | $300–$1,075 |
| Clearance check | $150–$500 |
| Remediation rate per sq ft | $10–$25 per sq ft |
| Most North Texas homes | $1,500–$6,000 |
| Full attic or HVAC | $10,000+ |
Grand Prairie homeowners pay into the same market as Dallas, where reported inspection costs run about $300 to $1,075. The per-square-foot and job ranges are from North Texas contractor price guides from 2025–2026, and clearance pricing from a 2026 Dallas cost guide. Creek flooding that reaches several rooms raises the bill through drying and rebuild. On a licensed Texas job, assessment and removal are separate contracts, followed by clearance. Our remediation cost guide lists the drivers.
Texas mold licensing: what to check
Grand Prairie crosses three counties, but mold licensing is statewide. The Texas Department of Licensing and Regulation licenses assessment consultants, who inspect and write the protocol, and remediation contractors, who must perform any removal of 25 contiguous square feet or more. One license holder cannot fill both roles on the same job, and since September 1, 2025, workers need their own TDLR license or registration.
Look up every company at tdlr.texas.gov before signing. Expect the state's consumer information sheet on mold before anyone starts, and the certificate of remediation within 10 days after clearance is passed. If the house is yours, you may clean it yourself without any license.
Will insurance cover it?
Johnson Creek and the low ground near Mountain Creek Lake are reminders that much of Grand Prairie's water damage starts outside. Rising water is excluded from standard homeowners policies; only a flood policy covers it, and a new NFIP policy usually needs 30 days before it applies. Check your address on the FEMA flood map.
Water that starts inside is different: Texas insurance regulators say a burst pipe or similar sudden leak is usually covered, including mold on the things it wet. Slow leaks under the slab or around a window are usually excluded, and many Texas policies cap or exclude remediation. Report damage promptly and keep photos. See our guide on insurance and mold.
