Why mold is common in Denton
Denton averages about 38 inches of precipitation a year under NOAA's 1991–2020 normals. May is the wettest month at close to 5 inches, followed by October, and much of that rain falls in spring and fall thunderstorms that also bring hail and strong wind.
Denton mixes early 20th-century homes near the courthouse square and the University of North Texas and Texas Woman's University campuses with newer subdivisions to the south and west. Many older houses sit on pier-and-beam foundations, where crawl spaces trap moisture from plumbing leaks and poor drainage. Newer slab homes tend to show leaks at baseboards, flooring, and ceilings below attic air handlers.
Around Lewisville Lake, in Lake Dallas, Corinth, and Hickory Creek, heavy rain and high water can reach low-lying yards and garages. Across the county, shifting clay soils and hard freezes like the February 2021 winter storm put plumbing at risk. The EPA recommends drying wet materials within 24 to 48 hours.

Inspection prices above, about $300 to $1,075, are Dallas-area homeowner reports; Denton sits near the northern edge of that market. Removal and job ranges come from North Texas contractor price guides published in 2025–2026, and the clearance range is from a 2026 Dallas cost guide. Crawl space jobs on older pier-and-beam homes near downtown vary with access and with how much insulation and subfloor are affected. Texas law requires separate licensed companies for assessment and removal and a clearance check at the end. Our remediation cost guide explains more.
Texas mold licensing: what to check
If you own a rental house near the University of North Texas or Texas Woman's University, note that Texas lets the owner of residential property with fewer than 10 dwelling units assess and remediate it without a license. Any company you hire, though, must be licensed by TDLR: a mold assessment consultant for the inspection and protocol, and a mold remediation contractor for removal of 25 contiguous square feet or more. One license holder may not do both on the same project, and since September 1, 2025, their employees need TDLR credentials too.
Verify licenses at tdlr.texas.gov. The licensee must give you the Consumer Mold Information Sheet before work and, within 10 days after clearance, a Certificate of Mold Damage Remediation. Landlords should keep that certificate on file, because it documents that the cause was corrected.
Will insurance cover it?
For Denton homeowners, the Texas Department of Insurance's rule of thumb applies: sudden and accidental water damage, such as a pipe that bursts in a hard freeze like February 2021, is usually covered along with mold on what it damaged, while a slow leak that soaked a crawl space over months usually is not. Many Texas policies cap or exclude remediation, so read the mold section of yours before you file.
If you rent a house out, your landlord policy is separate from a homeowners policy and may treat mold differently; ask your agent. Rising water near Lewisville Lake or local creeks requires flood insurance. Keep your remediation certificate: an insurer may not base an underwriting decision on earlier mold once it shows the cause was corrected. See does insurance cover mold.
