Why mold is common in Beaumont
Beaumont sits near the Louisiana line and the Gulf and averages about 65 inches of precipitation a year under NOAA's 1991–2020 normals, the most of any Texas city on our site. June through September each average about 6.5 to 7.4 inches, and humid air keeps drying slow all year.
The area has taken two of the wettest storms in Texas history. During Hurricane Harvey in 2017, nearby Nederland recorded 60.58 inches of rain, the highest total from any tropical cyclone on record in Texas, and Beaumont's only water pump station was swamped, leaving residents without water service for more than a week. Two years later, Tropical Storm Imelda dropped about 43 inches in Jefferson County, and officials warned that a levee near Beaumont could fail.
Older neighborhoods include many pier-and-beam houses with crawl spaces, and newer homes are mostly slab-on-grade with air handlers in the attic. After any flood, wet drywall, insulation, and flooring need to come out or dry quickly. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

We could not find published mold prices specific to Beaumont, so the table mixes sources: inspection prices homeowners reported in Dallas, Houston, and Austin; per-square-foot rates from Texas contractor guides from 2025–2026; and national homeowner data for typical and extensive jobs. Smaller Southeast Texas markets may price differently, so collect at least two written quotes. Texas also splits the bill between the assessor and the remover. See the cost guide.
Texas mold licensing: what to check
About 53% of Beaumont homes were built before 1980, per Census ACS 2020–2024, so crawl spaces and subfloors deserve a close look. If the growth covers 25 contiguous square feet or more, Texas requires removal by a TDLR-licensed mold remediation contractor, working from a protocol written by a separate licensed assessment consultant. One license holder may not do both.
Check every company and worker at tdlr.texas.gov; since September 1, 2025, employees need their own TDLR license or registration. You should get the Consumer Mold Information Sheet before work starts and the Certificate of Mold Damage Remediation within 10 days of a passed clearance. An owner of a property with fewer than 10 units may do the work without a license.
Will insurance cover it?
Jefferson County sits in the Texas Windstorm Insurance Association's coverage area, so many Beaumont homes pair a homeowners policy that excludes wind and hail with a TWIA windstorm policy. Neither covers flood. Harvey and Imelda did most of their damage here with rain-driven flooding, and that kind of loss is paid only by a flood policy; a new NFIP policy usually waits 30 days, per FEMA.
For leaks inside the house, the Texas Department of Insurance says sudden and accidental water damage is typically covered, along with mold on the items it damages, while long-running leaks are not, and many policies cap mold. Older pier-and-beam homes add a wrinkle: a slow drip under the floor can go unnoticed for months, which makes it a gradual loss. See does insurance cover mold.
