Why mold is common in Palm Coast
Palm Coast sits between the Intracoastal Waterway and the Atlantic in Flagler County, with humid summers and a rainy season that runs from late spring into October. Saltwater canals wind through many neighborhoods, keeping moisture close to homes.
Storms have hit this stretch of coast repeatedly. Hurricane Matthew in 2016 washed out parts of State Road A1A in nearby Flagler Beach, and in 2022 Hurricanes Ian and Nicole brought flooding rain and severe beach erosion to Flagler County. Roof damage and wind-driven rain from storms like these are common starting points for mold.
Palm Coast grew as a planned community from the 1970s on, and most homes are single-story houses on slabs, many built in the 1980s through the 2000s. Aging roofs, water heaters, and supply lines, including polybutylene pipe in some older homes, are frequent sources of hidden leaks.

Florida mold licensing: what to check
Flagler County had only 13 licensed mold assessors and remediators in the Florida DBPR registry, so Palm Coast homeowners may end up hiring a firm from Volusia or St. Johns County. That works as long as the company holds an active Florida mold license; look it up at myfloridalicense.com and ask for the $1 million liability certificate.
Plan on two companies for a larger job: a licensed assessor for the report and protocol, and a separate remediator, since Florida generally bars the assessor from remediating the same home for 12 months.
Will insurance cover it?
Storm water reaches Palm Coast homes from two directions. If a hurricane tears shingles or soffits loose and rain gets in, homeowners insurance may pay for the resulting mold up to its mold limit, often $10,000. Water that comes up from a canal or the Intracoastal, or pools against the house in heavy rain, counts as flood and needs a flood policy.
Slow leaks are the other common dispute, since policies typically exclude mold from long-term moisture. Give notice of a new claim within 1 year of the date of loss, or 18 months for a supplemental claim. Our guide on insurance coverage for mold has more.
