Why mold is common in Fort Lauderdale

Fort Lauderdale–Hollywood International Airport averages about 61 inches of rain a year, with the heaviest months in June, August, September, and October. The city sits on low, flat ground laced with roughly 165 miles of inland waterways, and the city itself notes that a majority of residents live in or near a FEMA Special Flood Hazard Area.

Much of the housing dates from the postwar building boom. About 65% of homes were built before 1980, and the 1970s alone account for roughly one in five. Older roofs, window frames, and drain lines are common entry points for water, and more than a third of homes are in buildings with 20 or more units, where water moves from one condo to the next.

Heavy rain can arrive fast. The April 2023 storm that flooded neighborhoods across the city showed how quickly water reaches floors and lower walls. After any flooding or leak, dry wet materials within 24 to 48 hours; after that, mold growth becomes likely.

Florida mold licensing: what to check

Every mold assessor and mold remediator working on a Fort Lauderdale home should hold a Florida DBPR license for jobs over about 10 square feet. Ask for the license number and check it at myfloridalicense.com, along with a certificate showing the $1 million in liability coverage the law requires.

Florida also separates inspection from repair: the company that assesses your home generally may not remediate it within the next 12 months. Expect one company to write the report and another to do the work.

Will insurance cover it?

Homeowners insurance and flood insurance are separate. A standard homeowners policy does not cover flood water, so mold that follows street, canal, or tidal flooding falls under a flood policy, and the National Flood Insurance Program expects owners to take reasonable steps to dry the property. Mold after a sudden covered leak inside the home may be paid up to your policy's mold limit, often $10,000 in Florida.

Fort Lauderdale takes part in FEMA's Community Rating System, which lowers flood insurance premiums for residents. Look up your flood zone on the city's GIS map and review both policies before hurricane season. Our guide on whether insurance covers mold has more detail.

Fort Lauderdale mold FAQ

How much does mold remediation cost in Fort Lauderdale?
South Florida contractor price guides put small jobs of 10 to 50 square feet at about $500 to $1,500, mid-size jobs at $2,000 to $4,000, and large or hidden growth at $5,000 to $10,000 or more. See our cost guide or read about mold remediation in Fort Lauderdale.
Does flood insurance cover mold after a Fort Lauderdale flood?
Mold caused by flood water is a flood insurance question, not a homeowners one. Flood policies generally expect you to dry the property promptly, and mold that could have been prevented may be excluded. Document the water line and damage with photos before cleanup. Our guide on insurance and mold explains the difference.
Who handles mold in a Fort Lauderdale condo?
It depends on the source. Leaks from your own fixtures, appliances, or AC unit are usually the owner's responsibility, while roof and exterior leaks may fall to the association. Your condo documents and HO-6 policy set out the details, so notify management in writing.
Can I remove mold in my own home without a license?
Yes. Florida's licensing law exempts homeowners working on their own property, and the EPA says areas under about 10 square feet can often be cleaned by a homeowner. Larger or hidden growth is safer to leave to a pro. Our DIY vs professional guide covers the tradeoffs.
Can I get a free mold inspection in Fort Lauderdale?
Some companies offer a free visual check. Lab testing and a written report are usually billed separately. Our free mold inspection guide lists what to ask before you book.
