Why mold is common in Delray Beach
Delray Beach shares South Florida's long wet season, from late spring through October, and year-round humidity. The Intracoastal Waterway and coastal canals keep moist air close to many homes, and heavy summer downpours test roofs, windows, and drainage.
Many Delray Beach homes are seasonal, especially in the large 55-plus and golf communities west of I-95. A home closed up through the humid months with the AC off or set high can grow mold on walls, in closets, and on furniture before the owner returns.
Near downtown and Atlantic Avenue, older homes and cottages sit alongside newer townhouses and condos. Aging roofs and plumbing in older homes, and shared walls and AC chases in condo buildings, are the usual starting points for mold.

The first row is what South Florida homeowners report paying for an inspection; the cleanup tiers are Florida contractor figures for 2025 and 2026. For a Delray Beach seasonal home found moldy after a summer away, cleaning closets, upholstery, and other contents can cost as much as the wall repair. See our mold remediation cost guide.
Florida mold licensing: what to check
Florida licenses mold assessors and mold remediators through the DBPR, and a licensed company is required for most jobs larger than about 10 square feet. Look up the license number at myfloridalicense.com before the visit, and ask for the certificate of insurance the state requires.
If you live in a 55-plus or golf community such as Kings Point, check with the association before work starts: many require board approval, proof of insurance, or set hours for contractors, especially when walls shared with a neighbor are opened. And budget for two firms: Florida generally will not let the company that wrote your assessment come back to remediate within a year.
Will insurance cover it?
A sudden leak, like a burst supply line or a roof opened by a storm, is the kind of loss a homeowners policy is built for, and mold that follows it may be paid up to the policy's mold limit. Mold that grew slowly in a closed-up house is usually treated as a maintenance issue. If your Delray Beach home sits empty for months, read the vacancy and unoccupancy wording in your policy: some limit water damage coverage unless the water is shut off or the home is checked regularly.
Flood water from rain or surge falls under a flood policy, not homeowners insurance. Delray Beach owners have one year from the loss to put the insurer on notice of a new claim. Our guide on insurance and mold explains the details.
