Why mold is common in Miami Beach
NOAA's Miami Beach station averages about 57 inches of rain a year, with September the wettest month at nearly 8.5 inches. The city sits on a low barrier island between Biscayne Bay and the Atlantic, and warm, humid air off the water keeps materials damp year-round.
Water comes from several directions. Heavy rain, king tides, and storm surge can all push water into streets and ground floors, and the city has raised roads and installed stormwater pumps to fight tidal flooding. Salt air also wears on windows, doors, and AC equipment, which opens new paths for water over time.
Most residents live in condos and apartments, from 1930s Art Deco buildings in South Beach to modern towers. Shared walls, ceilings, and AC chases mean a leak in one unit can reach the next, and older buildings often have original windows and plumbing.

Inspection numbers reflect costs reported by Miami-area homeowners, and remediation ranges come from Florida contractor price guides from 2025 and 2026. On the beach, parking, elevator booking, and containment rules in high-rise buildings can add time and cost, and work that spans two units is priced as a larger job. See our remediation cost guide.
Florida mold licensing: what to check
A Miami Beach condo job often involves a property manager, a board, and a building engineer, but the mold work itself must be done by DBPR-licensed companies when the area exceeds roughly 10 square feet. Ask for the license number and the $1 million liability certificate, and look the license up on myfloridalicense.com. Miami-Dade has 551 licensed mold professionals on the state list.
Hire the assessor and the remediator separately; Florida generally bars an assessor from remediating a unit it assessed within the last 12 months. Many buildings also set work hours and require a certificate of insurance naming the association before a crew can use the service elevator.
Will insurance cover it?
For most Miami Beach owners the question is which policy pays. The association's master policy generally handles the building's structure and common elements as your declaration defines them; your HO-6 policy handles the unit interior and your belongings. Mold is often capped in both, commonly at $10,000, and is usually covered only when it follows a sudden covered leak, such as a burst line in the unit above.
Sea water that comes in during a king tide or storm surge is a flood loss. Many associations carry flood coverage for the building, but your unit's contents need their own flood policy, and a new NFIP policy usually starts 30 days after purchase. Give notice within one year after the loss. Our guide to insurance and mold has more.
