Why mold is common in Homestead
Homestead sits at the southern end of Miami-Dade County, between the Everglades and Biscayne Bay, with South Florida's long wet season from late spring through October. Hot, humid air most of the year means anything that stays damp can grow mold within days.
Homestead's modern history was shaped by Hurricane Andrew, which made landfall nearby as a Category 5 storm on August 24, 1992, and destroyed or damaged much of the city. Most of today's housing was built or rebuilt after Andrew, and later storms such as Irma in 2017 still brought roof damage and wind-driven rain.
The city has grown quickly since the 2000s, with large subdivisions of single-family homes and townhouses on slabs. Newer, tighter homes depend on a well-sized AC system to keep humidity down, and AC condensate problems, plumbing leaks behind walls, and window leaks are the usual starting points for mold.

Mold services in Homestead
What mold work costs in Miami-Dade County
| Service | Typical range |
|---|---|
| Mold inspection with testing, South Florida | $323–$1,214 |
| Remediation, small area (10–50 sq ft) | $500–$1,500 |
| Remediation, 50–200 sq ft or behind walls | $2,000–$4,000 |
| Remediation, 200+ sq ft, attic or HVAC | $5,000–$10,000+ |
Inspection costs are based on what homeowners in the Miami area reported paying, and remediation ranges come from Florida contractor price guides published in 2025–2026. After a storm, demand rises across south Miami-Dade, so get written estimates from two licensed remediators and compare the scope, not just the total. Read the remediation cost guide for what each line covers.
Florida mold licensing: what to check
Miami-Dade County has 551 licensed mold assessors and remediators listed with Florida DBPR. That license is required for most mold work covering more than about 10 square feet, and the company must carry $1 million in liability coverage. Ask for the license number by phone and confirm it on myfloridalicense.com before anyone comes to your Homestead house.
After a storm, out-of-area crews often knock on doors. An unlicensed crew cannot legally do the remediation, and a license from another state does not count in Florida. The assessor who writes your report generally cannot be hired to clean up the same home for 12 months.
Will insurance cover it?
After a hurricane, Homestead homeowners usually face a hurricane deductible, which in Florida is often set as a percentage of the dwelling limit rather than a flat dollar amount. Mold that follows wind damage, such as rain driven through a torn roof or broken window, may be covered up to the policy's mold sublimit, frequently $10,000. Water that rises from the ground or pours in from canals and low streets is a flood claim instead, handled by an NFIP or private flood policy.
Start drying within a day or two and keep photos of the wet materials; insurers often deny mold that grew because a home sat wet for weeks. Notice of a new claim is due within one year after the storm, and a supplemental claim within 18 months. Our mold coverage guide walks through the steps.
