Why mold is common in Waco
Waco sits where the Bosque River meets the Brazos, with Lake Waco on the city's west side. NOAA's 1991–2020 normals for Waco show about 36 inches of precipitation a year, with May and October the wettest months at about 4.4 inches each. Much of that rain comes in spring and fall thunderstorms that also bring hail and strong wind.
Waco's housing ranges from early 20th-century homes in neighborhoods near downtown and Baylor University to newer subdivisions in Woodway, Hewitt, and the edges of the city. Many older houses sit on pier-and-beam foundations, where crawl spaces collect moisture from plumbing leaks and poor drainage. Near the university, a large share of homes are rentals, and leaks can go unreported between tenants.
The area sits on clay soils that swell when wet and shrink in drought, which can crack plumbing under slabs and open gaps around doors and windows. Hard freezes like the February 2021 winter storm burst pipes across Central Texas. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

Mold services in Waco
What mold work costs in McLennan County
| Service | Typical range |
|---|---|
| Mold inspection with sampling (Austin-area guides) | $300–$800 |
| Small area, under 10 sq ft | $500–$1,500 |
| Moderate area, 10–100 sq ft | $1,500–$6,000 |
| Large area, over 100 sq ft | $6,000–$10,000+ |
| Remediation, priced per square foot | $10–$25 per sq ft |
The size-based ranges come from Waco-area contractor guides published in 2026, and the per-square-foot figure from a Waco cost guide. We found no published Waco inspection price, so that line uses Austin-area guides, and local quotes may come in lower. A crawl space job under an older house is priced by the area treated and by how hard the space is to reach, so ask for both in writing. Our remediation cost guide covers what else changes the total.
Texas mold licensing: what to check
Waco has a large stock of older houses, about half of them built before 1980, and mold work under an older home crosses the state's 25-square-foot threshold quickly once a crawl space or subfloor is involved. At 25 contiguous square feet or more, Texas requires a mold remediation contractor licensed by the Texas Department of Licensing and Regulation (TDLR). Since September 1, 2025, the employees doing the work must carry TDLR licenses or registrations as well.
Look up each company at tdlr.texas.gov. The firm that assesses the house cannot remediate it on the same project, so plan on two contracts. The assessor writes the protocol, the contractor follows it, a post-remediation assessment and clearance report close it out, and the contractor gives you a Certificate of Mold Damage Remediation within 10 days. Selling the house later? Texas requires you to give the buyer any certificates from the past five years.
Will insurance cover it?
Insurance questions in Waco often turn on how long the water ran. An older pier-and-beam house with a drain line that dripped into the crawl space for a year has a gradual leak, and the Texas Department of Insurance says gradual leaks usually are not covered. A supply line that bursts and soaks a hallway overnight is sudden and accidental, which most policies cover, including mold on items damaged that way. Many Texas policies still cap or exclude the remediation itself, so read the mold section of yours.
Homes in low areas near the Brazos and Bosque rivers need a separate flood policy for rising water, and FEMA says a new federal flood policy usually takes 30 days to begin. Photograph damage before cleanup, report it quickly, and keep the remediation certificate, which bars an insurer from underwriting against mold damage that was corrected.
