Why mold is common in Killeen
Killeen sits beside one of the largest U.S. Army installations, with Nolan Creek running through the city and Stillhouse Hollow Lake to the southeast. NOAA's 1991–2020 normals for Killeen show about 35 inches of precipitation a year, with May the wettest month at about 4.7 inches and September close behind.
Many homeowners here are military families who move every few years, so houses change hands or sit empty between owners and tenants more often than in most cities. A slow leak in a vacant house, with the air conditioning set high or turned off, can grow into a mold problem before anyone sees it. Buyers and sellers should look closely at ceilings, closets, and areas under sinks.
Most Killeen homes are slab-on-grade with air handlers in the attic. Hail-damaged roofs, overflowing drain pans, slab plumbing that cracks as clay soils move, and pipes that burst in freezes like the February 2021 winter storm are the usual sources of hidden moisture. The EPA recommends drying wet materials within 24 to 48 hours to keep mold from taking hold.

Killeen shares the Central Texas price guides used for Waco: remediation by size from Waco-area guides published in 2026 and per-square-foot pricing from a Waco cost guide. No Killeen inspection price was published, so that line borrows from Austin-area guides, and quotes here may be lower. If you are out of state, ask both companies for photos and a written scope before approving anything. See our mold remediation cost guide.
Texas mold licensing: what to check
If you are managing repairs from another duty station, the license check matters even more, because you may never meet the crew. Texas requires mold assessment consultants and remediation contractors to be licensed by the Texas Department of Licensing and Regulation, and since September 1, 2025 their workers need TDLR licenses or registrations too; look up every name at tdlr.texas.gov. Removal of 25 contiguous square feet or more must be done by a licensed contractor.
Texas also splits the job: the license holder who assesses the house may not remediate it on that project. Ask the assessor to email the protocol and the final clearance report, and ask the contractor for the Certificate of Mold Damage Remediation, which is due within 10 days after clearance. Both companies must give you the Consumer Mold Information Sheet before work begins. Keep the certificate, because Texas sellers must give buyers copies of any issued in the past five years.
Will insurance cover it?
A house that sits empty between owners or tenants is where Killeen claims get complicated. A leak that runs for weeks in a vacant home is likely to be treated as gradual, and the Texas Department of Insurance notes that gradual leaks usually are not covered, while sudden and accidental damage, such as a burst pipe, usually is, along with mold on items it damaged. Many policies also cap or exclude mold remediation, so read how yours treats a vacant home before a move.
Rising water from Nolan Creek or a drainage channel needs a separate flood policy, and FEMA says a new federal flood policy usually takes 30 days to start. If you rent the house out, ask your agent whether a landlord policy is needed in place of a homeowners policy. Keep the Certificate of Mold Damage Remediation after any job, because an insurer may not base underwriting on corrected mold damage. Our guide on insurance and mold has more.
