Why mold is common in Naples
Naples has one of the sharpest wet and dry seasons in Florida. Naples Municipal Airport averages about 50 inches of rain a year, and roughly two-thirds of it falls from June through September, while most winter months see less than 2 inches. The humid season lines up with the months many owners are away.
In the city of Naples, the Census counts about 18,200 housing units but only about 9,800 households, so close to half of homes are not anyone's primary residence. A condo or house left closed from spring to fall, with the AC off or set high to save power, can grow mold on walls, in closets, and on furniture before the owner returns.
Storm surge is the other risk. When Hurricane Ian made landfall in Lee County in September 2022, Naples recorded its highest storm tide on record, and seawater flooded streets and ground floors in coastal neighborhoods. Flooded drywall and insulation need to come out, and the space needs to dry within 24 to 48 hours, to limit mold.

Mold services in Naples
What mold work costs in Collier County
| Service | Typical range |
|---|---|
| Southwest Florida inspection with testing | $316–$796 |
| Small, contained cleanup | From about $500 |
| Most Collier County home jobs (Florida data) | $1,500–$6,000 |
| Large-scale or hidden growth | $10,000+ |
The inspection range comes from homeowner-reported costs in Southwest Florida, and remediation ranges from Florida contractor price guides published in 2025–2026. In Naples, two kinds of jobs push prices up: seasonal homes where mold reached closets, upholstery, and soft goods over the summer, and ground floors that took on seawater, where drywall, insulation, and flooring come out together. See our mold remediation cost guide.
Florida mold licensing: what to check
Florida requires a DBPR license for mold assessors and mold remediators on jobs over about 10 square feet. Before anyone works on your Naples home, check the license at myfloridalicense.com and ask for proof of the $1 million liability coverage the law requires. Storm years bring crews from out of town to Collier County, which is one more reason to look up each license yourself.
Expect two firms: under Florida law the Naples assessor generally may not remediate the same home for a year after the assessment.
Will insurance cover it?
A standard homeowners policy does not cover flood water, so mold after storm surge is a flood insurance question, and flood policies expect owners to take reasonable steps to dry the property. Mold after a sudden covered leak inside the home may be paid up to your policy's mold limit, often $10,000 in Florida. Mold from humidity in a closed-up seasonal home is usually treated as a maintenance issue.
A new claim has to be reported within a year of the loss, with hurricane losses dated from landfall. Condo owners should check both the association's master policy and their own HO-6 policy. Our guide on insurance and mold explains the details.
