Why mold is common in Fort Myers
Fort Myers averages 57.4 inches of rain a year at Page Field, and about two-thirds of it falls from June through September; August alone averages more than 10 inches. Summer brings near-daily storms, while the dry winter can make a house seem dry even when moisture is still trapped inside walls.
Hurricanes are the defining risk. Hurricane Ian made landfall in Lee County in September 2022 as a Category 4 storm, and its surge flooded large parts of the city, close to where Hurricane Charley came ashore in 2004. Homes that took on water, even briefly, can hide mold inside wall cavities, under flooring, and in ductwork long after the visible cleanup is done.
The housing stock is newer than on the east coast. More than half of the city's homes were built in 2000 or later, and about one in four predates 1980. Newer, tighter homes give moisture from a leak or a poorly draining AC unit fewer ways to escape, while older homes near the river and along McGregor Boulevard deal with aging roofs and plumbing.

Mold services in Fort Myers
What mold work costs in Lee County
| Service | Typical range |
|---|---|
| Inspection and testing, Southwest Florida | $316–$796 |
| A small, isolated cleanup | From about $500 |
| Most Florida residential jobs | $1,500–$6,000 |
| Larger or hidden growth | $10,000+ |
The inspection range comes from homeowner reports around North Port, the nearest area with data; cleanup ranges are statewide Florida contractor figures for 2025 and 2026. In Lee County, jobs after surge or a roof breach often include cabinets and ductwork as well as drywall, which is why they run high. See our mold remediation cost guide.
Florida mold licensing: what to check
Florida requires mold assessors and mold remediators to hold a DBPR license for jobs over about 10 square feet. After a major storm, crews from outside the area often arrive to meet demand, so check every license number at myfloridalicense.com and ask for proof of the $1 million liability coverage the law requires.
Florida generally bars a Fort Myers assessor from remediating a home it inspected within the last 12 months, so you will deal with one firm for the findings and a second for the work.
Will insurance cover it?
Florida law requires notice of a new property insurance claim within 1 year after the date of loss, and of a supplemental claim within 18 months. For a hurricane, the date of loss is the landfall date, so mold discovered long after a storm may fall outside those windows.
Flood water, including storm surge and river flooding, is not covered by a standard homeowners policy and needs a flood policy. Mold after a sudden covered leak inside the home may be paid up to your policy's mold limit, often $10,000. Our guide on insurance and mold explains the details.
