Why mold is common in Roanoke
Roanoke Regional Airport averages about 43 inches of precipitation a year under NOAA's 1991–2020 normals, with May and June the wettest months. The valley between the Blue Ridge and the Alleghenies holds humid air in summer, and homes built into slopes take water where the ground tilts toward the foundation.
The Roanoke River is the city's flood benchmark. On November 4, 1985, it crested at a record 23.35 feet, more than 13 feet above flood stage, according to the National Weather Service, and flooded homes and businesses across the valley. Heavy summer storms still raise Tinker Creek, Peters Creek, and other tributaries quickly.
About 78% of Roanoke's homes were built before 1980, and about 25% before 1940, according to the Census Bureau. Houses in Old Southwest, Grandin Court, Raleigh Court, and South Roanoke have basements or crawl spaces, original plumbing, and stone or block foundations. Dry wet materials within a day or two, as the EPA advises, and mold rarely takes hold.

Roanoke Valley prices may differ, and hillside drainage or basement waterproofing is quoted separately. See the remediation cost guide.
Virginia mold licensing: what to check
Virginia has no mold license, but a Roanoke company selling home mold remediation must hold a certification from a recognized certifying body under § 59.1-200 and follow EPA or ANSI/IICRC S520 practice. Rebuilding work over $1,000 generally calls for a Class A, B, or C contractor license from DPOR. Ask for both before signing. See the Virginia page.
Will insurance cover it?
Water from the Roanoke River or its creeks is flood damage, and the 1985 flood is the reason many valley homeowners carry flood insurance. Seepage through a hillside basement wall is usually treated as gradual and excluded. A burst pipe or a storm-damaged roof is more likely to be covered, usually up to a mold limit. The State Corporation Commission's Bureau of Insurance handles disputes. See does insurance cover mold.
