What mold testing includes
- An outdoor air sample taken during the same visit
- Air samples from the basement and from the main living floor
- A wall-cavity sample where moisture readings run high
- Tape or swab samples from visible spots
- Results from an accredited lab with a plain-language summary
Mold Testing in Chicago: local factors
Neither Illinois nor the federal government sets a limit for mold spores indoors. A lab number means something only next to a comparison, usually outdoor air sampled at the same visit, and that comparison moves with the weather: the outdoor mold count Loyola Medicine publishes for Chicago during the season rises and falls with rain, heat, and humidity. That is why an outdoor reading from another day cannot stand in for it. When mold is already visible, the EPA's view is that sampling is usually not needed to decide on removal.
Basement against the main floor
In a bungalow or two-flat, one sample below grade and one upstairs show where the spores start. High counts only in the basement point to the foundation or the drain. High counts on every floor point to indoor humidity or the forced-air system, whose furnace and return ducts in many Chicago homes sit in the basement and move its air through the house.
After a backup was cleaned
Once a crew has cleaned a basement that took floor-drain water, samples and moisture readings show whether it is ready for new drywall. Checking before the rebuild costs far less than opening a finished wall later.
Buying a Chicago home
The Illinois disclosure form asks sellers about flooding or recurring leakage in the basement, but mold is not on it. If the seller marked that item, or your home inspector noted stains or a smell downstairs, sampling during the inspection period turns a note into data; see mold and home inspections.
Clearance after remediation
Illinois has no clearance standard. Write the pass criteria into the contract before work starts, for example no visible growth, dry readings, and indoor samples in line with the outdoor baseline, and have the final samples taken by someone who did not do the removal.
Cost
HomeGuide's national figures put lab analysis at about $50 to $350 per sample, before the visit itself. With several samples and a written report, the total comes close to a full inspection, about $300 to $1,000 by Angi's national range. If the source is still unknown, book a mold inspection in Chicago, and see mold remediation in Chicago for the removal.
Setting it up
Tell the company on the line what you want the test to settle. They will suggest how many samples make sense and give a price before anything is booked. There is no charge for the call.

Licensing for mold testing in Chicago
No Illinois license covers mold testing. Ask who collects the samples, which accredited lab reads them, and whether the tester is separate from the removal company.
