What mold remediation includes
- A protocol from a separate TDLR-licensed assessment consultant
- Flood cuts and removal of wet carpet, pad, and lower drywall
- Opening walls along slab plumbing after the plumber finds the leak
- Attic decking and insulation work after hail or air handler overflow
- Drying until framing tests dry, then HEPA cleaning
- A passed clearance and a Certificate of Mold Damage Remediation within 10 days
Mold Remediation in Dallas: local factors
Removal follows a written protocol from a licensed mold assessment consultant, and a different licensed company carries it out. On a flood job, the crew strips drywall and insulation to a set height above the water line, pulls wet carpet and pad, and runs dehumidifiers and air movers until the framing tests dry. Flood water carries soil and sewage, so porous materials it touched are usually thrown out rather than cleaned.
Plumbing and roof jobs are smaller but take more detective work. A cracked drain under the slab, a failed line behind a vanity, or an attic air handler pan that spilled onto the ceiling can all wet materials out of sight. A plumber, roofer, or HVAC technician has to fix that source first, or the growth comes back.
At the end, a consultant runs the post-remediation assessment, and you should get a passed clearance report. The contractor then has 10 days to give you the Certificate of Mold Damage Remediation, a document your insurer and any future buyer will want to see.
After the August 2022 flash flood
The gauge at DFW Airport recorded 9.19 inches of rain in 24 hours in August 2022, the second-highest 24-hour total on record there, and parts of southeast Dallas measured more than 15 inches. Homes that took water then, and were dried and closed quickly, are a steady source of second-round jobs: a musty smell, a darkened baseboard, flooring that never quite flattened. The fix is the same as the first time, done fully: open the lower walls, dry to target readings, clean, and clear.
Clay soil and slab leaks
Much of Dallas sits on expansive clay that swells when wet and shrinks in drought, and as foundations move, supply and drain lines under slabs can crack. These jobs start with the plumber, who locates and repairs the line, sometimes by tunneling under the slab. The remediation crew then removes wet baseboards, lower drywall, and flooring along the leak path and dries the slab before anything is replaced.
Older pier-and-beam homes
About 48% of Dallas homes were built before 1980 (Census ACS). Under older houses in East Dallas, Lakewood, and Oak Cliff, crawl space jobs mean removing wet insulation, cleaning or replacing affected joists and subfloor, and fixing drainage or ventilation so the space stays dry. Our guide to crawl space mold covers the options.
Hiring under Texas rules
- A licensed contractor is required once growth reaches 25 contiguous square feet; check the license at tdlr.texas.gov.
- Get the protocol from an independent mold inspection in Dallas and have each contractor bid on it.
- You should receive the Consumer Mold Information Sheet before work starts.
- Hold final payment until clearance passes; mold testing in Dallas explains the step.
Cleaning mold in a house you own and live in yourself needs no license, though for flood-scale damage a licensed crew is far easier to document.
What it costs in Dallas
North Texas contractor price guides from 2025 and 2026 put most jobs at $1,500 to $6,000, or $10 to $25 per square foot, and a full attic or HVAC system above $10,000. A 2026 Dallas guide lists post-remediation clearance at $150 to $500. On a licensed project expect three bills: the consultant's assessment, the contractor's removal, and the clearance. See the remediation cost guide.
When you call
Say whether the water came from a flood, the roof, or plumbing, and whether the house is on a slab or pier-and-beam. The local company you are connected with will explain whether you need an assessment first and what it costs. The call is free.
