Why mold is common in Memphis
Memphis International Airport averages about 55 inches of precipitation a year under NOAA's 1991–2020 normals, the most of the three big Tennessee cities, and March and April each bring close to 6 inches as spring storms roll through. Summers in the Mississippi Delta are long and humid, so a roof leak in April or a wet crawl space in June can stay damp well into the fall.
Memphis also has the oldest housing of the three. About 67% of its homes were built before 1980, and only about 12% in 2000 or later, according to the Census Bureau. Neighborhoods such as Midtown, Cooper-Young, Central Gardens, and Vollintine-Evergreen have early 20th-century homes on crawl spaces with original plumbing, while postwar ranch houses in Whitehaven, Raleigh, and East Memphis are more often on slabs, where a leak wets flooring from below.
In a house that old and an air that humid, small leaks add up. The EPA's guidance, to dry wet materials within a day or two, is the line between a cleanup and a remediation job.

Memphis prices here are national, since we have not found a local survey we trust: Angi for inspections and HomeGuide for lab samples and typical jobs. Shelby County requires a Home Improvement license for residential jobs from $3,000, and jobs in older homes often cross that line once plumbing, subfloor, and drywall repairs are included. See the remediation cost guide.
Tennessee mold licensing: what to check
Shelby County is one of the nine Tennessee counties where a Home Improvement license is required for residential jobs from $3,000 up to $25,000, so most Memphis mold jobs with any rebuilding need one. Jobs of $25,000 or more need a state contractor license, and the board's Mold Remediation specialty (S-F) requires completed training. Check the license with the Department of Commerce and Insurance search.
In older Midtown homes, the scope should cover the subfloor and joists near any leak and say who repairs the plumbing. Ask for a certificate of liability insurance and a written scope that lists rooms, materials, and how the result will be checked. See the Tennessee page.
Will insurance cover it?
With two-thirds of Memphis homes built before 1980, adjusters spend a lot of time on one question: did the water arrive suddenly, or has the house been damp for years? A pipe that bursts in a January freeze or hail that breaks a skylight in an April storm reads as a sudden loss and is often covered, with mold limited to a sublimit. Rot and mold around a toilet that has leaked for a decade, or a crawl space under a Midtown bungalow that has always been wet, usually do not.
Nonconnah Creek, the Wolf River, and other streams can push water into low-lying homes, and that is flood damage, covered only by a flood policy. Keep the plumber's invoice that names the cause, photograph everything, and contact the Tennessee Department of Commerce and Insurance if a claim stalls. See does insurance cover mold.
