Why mold is common in Oakland
The Oakland Museum station averages about 23 inches of precipitation a year under NOAA's 1991–2020 normals, nearly all from November through March, with December the wettest month. Summers are close to rainless, but fog often hangs over the hills, keeping north-facing walls and wooded lots damp.
Oakland's housing is old: about 77% of homes were built before 1980, and about 37% before 1940, according to the Census Bureau. Victorians and Edwardians in West Oakland and Fruitvale, craftsman houses in Rockridge and Temescal, and hillside homes in Montclair and the Oakland Hills have raised foundations, original plumbing, and roofs and siding that winter storms find their way through. Hillside lots add drainage that runs toward the house.
Wet materials dried within a day or two, as the EPA recommends, seldom become a mold job.

Mold services in Oakland
What mold work costs in Alameda County
| Service | Typical range |
|---|---|
| Mold inspection, national range | $300–$1,000 |
| Lab sample, per sample (national) | $50–$350 |
| Typical remediation job (national) | $1,100–$3,400 |
These are national ranges from Angi and HomeGuide; we do not have an Oakland survey we trust. Old houses with plaster walls and raised foundations often need carpentry and plumbing work alongside mold removal, billed separately. See the remediation cost guide.
California mold licensing: what to check
California does not license mold remediation, so Oakland homeowners verify the CSLB contractor license instead, which any job of $1,000 or more, or any permitted job, requires. Work on older homes may also involve lead-safe practices under the EPA's renovation rule for houses built before 1978. Ask for liability insurance and a written scope. See the California page.
Will insurance cover it?
Insurers often look at whether mold in an older Oakland house came from a storm or from years of slow leaks. A roof opened in a winter storm or a pipe that suddenly breaks is more likely to be covered, often up to a mold limit, while a slow drip under an old house is usually excluded. Hillside mudflow and rising water need a flood policy. The California Department of Insurance takes complaints. See does insurance cover mold.
